The Active Foreclosures in Redding Ca have been pretty soaked up, with investors re-entering the market and taking many of the “Cash Sale Only” homes offered. There were less than 185 active available Foreclosures in the greater Redding Ca area as of today with many in escrow.This is down from a high of way over 200+.

Here are some tips if you are putting in an offer on a bank owned home or REO as we call them in the business-

#1 Find out if there are any offers “Already In”….if there are your strategy is very different than if there are not!

#2. Are there any incentives offered? Ask and you may receive…many like Freddie and Fannie have programs at times that offer to pay closing costs up to say 3.5% and a free warranty etc…ask….and you may get it if you are writing an owner occupied offer.

#3. If the home is a Freddie Mac home make sure that you put into the offer that YOU the buyer will pay for the transfer tax! Very important….if you have multiple offers and you ask the seller to pay this fee they might go with another offer….98% of the agents don’t know this fact…..

#4. Also with Freddie Mac make sure you put in a Per Diem charge if you go over the time frame to close…this is a guaranteed item that will come to you on a Counter Offer if it is Not in your original offer!

As you can see there are MANY tips and techniques that we use every day to get our offers accepted…..Knowledge is Power….write that great offer the way that the particular bank or GSE wants to see it and GET that home of your dreams…..do anything less and have some other offers and you probably won’t get the home….

Redding Ca Kool April Nites 2011 heats up

The cars are being buffed…the people are marking out their spots…it’s Kool April Nites 2011 and it is sure to be a good time!

Car buffs from all over the Western United States come to this show and parade their muscle cars.

The weather is overcast but fingers are crossed that we will not have rain for the parade!

Many times,people who vacation here, once or twice a year or come for the car show, end up loving the area so much that they end up purchasing real estate.

Redding Ca Kool April Nights is the 15th of April…..

The motors are going to revv the paint jobs will blind the eye and the smell of exhaust will be overwhelming again for the 2011 Kool April Nights Parade Friday night April 15th 2011.
The parade route is blocked off at 5pm until about 9pm so no getting out if you are on the inside!
The route runs from Dana to Churn Creek Road,south to Cypress and then up Hilltop Drive….

This year approx 1900+ cars are said to be showing their Stuff on the Cruise!

One thing is for sure….it is called Kool for a reason…there is a chance of showers like almost every year so bring a jacket!

Redding Ca Rainfall totals may be affecting many people….

The people who live on the Sacramento River here in Redding Ca are nervously watching the discharges from Shasta Dam.We have had some real rain coming down on and off this winter.The rainfall totals show we are above “Normal” for this time of the year and it looks very promising that Shasta Lake will be Full this Summer!

When thinking of purchasing a property or land along a waterway keep in mind that there will be times that levels and rainfall amounts are “Above” Normal.

There are certain things you need to know when purchasing a property with water near by and I can help you determine the effects of such.

If building….raise that foundation up a bit….yes it will cost you a little bit more in concrete etc but when it rains 3 inches in an hour….you will be glad you did.

Also keep in mind that FEMA has changed their guidelines in certain areas in our immediate vicinity so what may have been ok a couple years ago for flood insurance is not “Required” to have flood insurance!This can lead to problems if the home that you absolutely love is determined to be in “The Flood Plain”. Not only will this add to the monthly costs to own the property it could lead to problems down the road with water if we every do have a flood.

Redding Ca Real Estate-What does “As-Is” mean?

As-Is….it’s a term that you hear a lot in real estate….more so now than in the past because of the numerous amounts of bank owned homes being sold.
What exactly does “As-Is” mean you as?

As-Is means that what you see is what you get.Have any and all inspections you want within your inspection time frames but it does NOT mean….a large credit because you found something….it does NOT mean the seller is going to fix anything….AS Is is what it says…it means you take it or you don’t!

Then why even do inspections you ask? The importance of inspections is to find out MORE about the property…its for your own good if you are the buyer.Then with the additional info YOU decide if you want to continue forward or not? It doesn’t mean that as is is a useless term or one to pardon….the Seller is telling your right up FRONT the terms of the sale….Thinking you can negotiate or make the bank pay for something is silly….unless you just enjoy stress and a challenge in life.

Here are some resources to see what others think the term means….and based on how many escrow fall out because of this issue I would hope someone would step forward and clarify this term….sure would save the Seller some money if both the Buyers and the Sellers were on the same page concerning this topic.

Redding Ca Real Estate-Interest Rates climbing again!

How do we know that rates hit the bottom about a month ago? Answer….because they are higher now.With nothing to show that interest rates will be going back down the days of timing the bottom for rates may indeed be over.

If you plan on being in your home for a while and are in the market right now for a home than now is as good a time to buy as any.What you may save on the purchase price may be offset by much higher interest rates in the future!

Still, a rate under 5% is phenomenal! How long they stay under 5 is anyone’s guess but my estimate is that rates will be over 5% by spring time or even late winter time! Interest rates can not stay this low for ever…that we all know.

To the deals out there! To great rates while they last!!

Have we already seen the bottom on historic low interest rates? How do you know when anything was at it’s lowest point? Answer: When it goes back UP!
It’s no different for real estate….someday we will look back at the last 5-6 years and say “Wow….wish I would have bought ” >>insert your favorite home here<< "…. Would of….could have…..should have…..
Interest is still Extremely low and according to this Realty Times article interest is heading back up….

If you have been waiting for that perfect home and the job is solid and you are wanting to lock in just above historic low rates now is as good a time as any to start shopping. Heck, you can compare it to 5 years ago and say “you know this market reminds me of Ross….every thing is half off the retail”…..
